Improve the use and value of property through creative design

As building land becomes scarce in Oahu and property and home prices continue to rise, many homeowners are maximizing their real estate assets by renovating and building new ones while enjoying record interest rates. Homeworks Construction has been the contractor of choice for homeowners who have successfully achieved their goals of redeveloping existing properties.

One example is a recent Homeworks project involving a large property in Kaneohe with existing housing and space for further improvements. However, the remaining space available was a steep hill which made building an additional structure problematic.

“Once Homeworks provided an approved development plan, the owner wanted to move quickly with the project,” says Sylvio Boucher, President and Head of Field Operations for Homeworks.

The unique home is perched on a 10,000 square foot lot, one of three subdivided by the owner on a total plot of 3.4 acres, and is being built for a family member; the owner occupies an existing house on another piece of land.

“Preparing the land for construction was a challenge,” notes Boucher. “Large trees and root networks have been removed while preserving the surrounding foliage to provide privacy and preserve the forest atmosphere. Due to the 30 degree slope, much of this work had to be done by hand, including 300 feet of trenches for the installation of utilities.

The 1,078 square foot home opens to a 400 square foot deck and offers views of Windward Oahu and the ocean.

Earlier this year, Home-works completed a custom home in Diamond Head that doubles the size of the 50-year-old structure that previously occupied the 5,000 square foot site.

“The owner not only needed a lot more space, but he wanted his new family home to be an ‘oasis’ with a large veranda for alfresco entertainment and dining overlooking the gardens and pool,” said Homeworks President and Chief Executive Officer Marshall Hickox.

Other design priorities included exploiting the views of Diamond Head and Kapiolani Park, architectural compatibility with the historic district, and creating privacy on a small lot in a densely developed area, which was achieved through the orientation of the structure, landscaping and the addition of a perimeter fences and rock faces.

“Although there is not a lot of room to build outwards and the front of the property is close to the road, we were able to come up with design solutions that made better use of the available space” , adds Hickox.

The interior living spaces are complemented by a 600 square foot veranda which includes a study and craft room. An Accessory Housing (ADU) has been added above the garage.

Additions are another option available for homeowners looking to increase usable living space as well as improve value. A 1970s Waialae Iki home, originally 4,000 square feet, gained approximately 1,800 square feet and an enlarged view with additions designed and built by Homeworks. New construction focused on the rear of the house, which overlooks the valley and the mountains.

“We demolished the old patio and veranda of the existing two-story house and built a new dining room on the top floor,” says Boucher. “On the ground floor, adjacent to the new pool, we have built a 414 square foot deck and recreation room. Several sets of stairs have been added to allow access from the pool level to the first and second floors.

“Due to the 40 degree slope and minimal space to access the project area, all work had to be done by hand, including moving materials. This project was a big challenge and required intensive coordination between suppliers, subcontractors and workers.
